When buying a plot, most people focus only on price and location, yet the documents that show exactly where the boundaries begin and end on paper are just as important. What Is a Reference Sketch?

A reference sketch is a technical map showing the distances and coordinates of a parcel’s corner points relative to fixed reference points. It clearly sets out the plot’s real position on the ground, edge measurements and relationship with neighbouring parcels. It is the basis for staking-out (application) work and construction permits.

What Is a Cadastral Chart?

The cadastral chart is an official document showing a property’s block and parcel number, surface area, geometric shape and boundary measurements on the cadastral map. In short, it is the scaled drawing of the plot and must match the title deed exactly.

The Difference Between Them

The chart gives the plot’s general appearance and measurements on the cadastral map, while the reference sketch shows how those boundaries are applied to the ground with coordinates. The chart answers “what does the plot look like”; the sketch answers “where exactly is it on the ground.”

Where to Obtain Them

Both are obtained from the relevant Cadastre Directorate or licensed surveying offices (LİHKAB). Title details and owner ID are required, and many steps can now be started via e-Government and TKGM systems.

Why It Matters When Buying

A plot with unclear boundaries can lead to neighbour disputes, zoning problems and loss of value. Verifying the real boundaries, area and deed compliance before purchase is the first step of a safe investment.
