What Is an Energy Performance Certificate (EKB)? Is It Mandatory?

We explain the purpose of the Energy Performance Certificate, the A–G energy classes, its obligation in sales and rentals, how to obtain it, and its effect on property value.

One of the official documents you encounter when buying or renting a home is the Energy Performance Certificate (EKB in Turkey). What is it, is it really mandatory, and how does it affect your property's value? Here is what you need to know.

What Is the Energy Performance Certificate?

The Energy Performance Certificate is an official document showing a building's annual energy need, insulation and heat-loss characteristics, energy type and greenhouse gas emissions. Think of it as the building's energy report card, ranking efficiency on a standard scale.

Energy Classes from A to G

Buildings are rated from the most efficient class A to the least efficient class G. An A or B home has better insulation and noticeably lower heating and cooling bills. New buildings must reach at least class C. The class directly affects both comfort and long-term running costs.

Is It Mandatory?

Yes. The certificate is required for both new and existing buildings. It must be presented during the sale or rental of a property. Homes without one may face delays in title and rental processes, so it is best to have the EKB ready in advance.

How and Where to Obtain It

The document is issued by authorized energy efficiency experts or licensed independent engineers. For new buildings it is prepared at the permit and occupancy stage; for existing buildings the owner or building management can apply. It is valid for ten years.

Effect on Value and Sale

Homes with a high energy class offer lower bills and higher sale and rental value. As buyers increasingly value efficiency, a good rating becomes a strong marketing advantage and helps a property sell faster at a better price.
