Title Deed and ID Documents

DASK (Mandatory Earthquake Insurance)

A property-tax clearance (no-debt) letter from the municipality is essential. The current value letter, address (numarataj) document and, if available, the occupancy permit (iskan) keep the process healthy. A building without an occupancy permit can bring extra cost and risk.

Appraisal Report

If buying with a mortgage, the bank requires an appraisal report from a licensed expert, documenting the property's market value, zoning status and physical features. Even for cash purchases it is a valuable safeguard for the right price.

Survey and Zoning Papers

For land and plots, the cadastral certificate, zoning status document and survey sketch are crucial. They clarify boundaries, area and building rights, and expert control prevents boundary disputes.
