One of the most important concepts in land investment is "zoning status". It determines what can be built on a plot and therefore its real value. This article explains zoning status and the differences between land classifications.

What Is Zoning Status?

Zoning status is the official designation of a parcel in the municipality’s development plan. It covers building rights, number of floors, setback distances and the floor area ratio. Before buying, obtain the zoning certificate from the relevant municipality.

Residential Land

Plots on which housing or apartments can be built. The most sought-after and usually the most valuable classification.

Commercial Land

Plots suitable for shops, offices and malls. Commercial plots on main streets carry high value potential.

Agricultural Land

Plots reserved for agriculture where construction is restricted. They can gain value if opened to development in the future.

Floor Area Ratio (KAKS) and TAKS

KAKS is the ratio of total buildable area to plot area; TAKS is the building’s ground footprint ratio. The higher the ratio, the more valuable the land.
