What Determines the Rate?
Under Turkish law, the annual increase for residential and roofed commercial leases cannot exceed the 12-month average CPI announced by TurkStat. This figure is published at the start of each month.
How It Works
The 12-month CPI average of the month preceding the increase is used. The landlord may apply an increase equal to or below this rate, never above it.
Example
For a home with 20,000 TL monthly rent, if the cap is 32.24%: 20,000 × 0.3224 = 6,448 TL increase. The new rent is at most 26,448 TL.
Rights of the Parties
Increases above the legal cap are invalid; the tenant is not obliged to overpay. In disputes, the written contract and official CPI data prevail.
