What Are Subdivision (Ifraz) and Amalgamation (Tevhid)? A Land Splitting and Merging Guide

Surveying operations that increase a plot's value: how subdivision and merging work, step by step.

One way to create value in land investment is proper parcel arrangement. Two core surveying operations arise: subdivision (ifraz) and amalgamation (tevhid).

Subdivision (Ifraz)

Splitting a single parcel into several parcels in line with the development plan. For example, a 2,000 m² plot can be divided into two 1,000 m² parcels, improving saleability.

Amalgamation (Tevhid)

Merging several adjacent parcels into one; preferred for larger, well-shaped building areas.

How the Process Works

Both are carried out by a licensed surveying engineer with a technical file and municipal/cadastral approval. Application, measurement and official registration are handled carefully.

Effect on Value

Correct subdivision can raise a plot's total value significantly; poor planning can reduce it. Expert planning is critical.
